How to List Your Home While Living in It (Without Losing Your Mind)

Let’s talk about one of the most exhausting combos of being a homeowner: trying to sell your house while still living in it. With kids. And snacks. And socks on the floor.

We’ve done this a few times now, and while I wouldn’t say we’ve perfected the process, I’ve picked up some real-life survival tips that go beyond “just keep it clean.” Because “just keeping it clean” is not that easy when you’ve got pets and toddlers.

Whether you’ve got an open house looming or you’re getting random 15-minute warnings for showings, here’s how we kept things (mostly) together while listing our home for sale. So get ready to learn how to list your home while living in it.

Create a Clutter Box

Have a designated box—or laundry basket or tote bag or literal IKEA bag—ready to go in every main living zone. The goal is when a showing is scheduled, you can scoop up rogue toys, mail, dishes, and weird kid art, toss it all in the box, and stash it in the car or the garage.

These are not curated bins. These are “we gotta be out the door in 12 minutes” bins. No shame, no labels. Just get-sh*t-outta-the-way management.

Morning Reset = Sanity Saver

The best thing we did? A quick morning tidy ritual. We made the beds, wiped down counters, ran the dishwasher, and gave the floors a once-over before the day got ahead of us. It meant that even if we had zero other warning, the house was never that far from photo-ready.

Was it annoying? Yes. Did it make last-minute showings feel slightly less like a panic attack? Also yes. And maybe we should be doing this in our daily lives anyway?

Stash-and-Dash Meals

Showings at 6 p.m. mean your usual spaghetti explosion isn’t going to cut it.
We found that a lot of people wanted to do a showing around this time because it was when they’d just finished work, which makes sense but is so annoying as someone with toddlers who are screaming for dinner during this exact window.

We relied heavily on simple prepped meals and stuff that could be eaten picnic-style, on paper plates, or even in the car if we needed to kill time. Think wraps, bento boxes, muffins, hard-boiled eggs, cut-up fruit, and snack plates.

Bonus: no cooking smells lingering in the house and no mountain of dishes to hide under the sink.

Keep Kids Busy Without the Mess

We implemented a temporary ban on toys with a million pieces. Instead, we kept coloring books, sticker pads, puzzles, magnet tiles, etc. in one tidy basket and left out toys like stuffed animals that are easy to put away.

It wasn’t a Montessori moment, but it worked. Also, if your kids are iPad kids during a showing, we support you.

Don’t Forget the Senses

Before leaving, we’d spray a subtle room spray (or schedule our Pura – we got multiple comments on the Volcano scent), and flick on a couple of lamps to make everything feel cozy and light.

It’s the little things that help your space feel inviting, even if you’re rushing out the door dragging snacks, backpacks, and for us a work laptop or two.

Lower the Bar (Just a Little)

Yes, your agent wants your house looking like a showroom. But you’re also human.

It’s okay if someone sees a toothbrush on the counter or a tiny footprint on the floor. You’re not just selling a home—you’re living life in it. And buyers might relate to that more than perfection anyway.

A friend told me recently that when she toured her current house, the sellers had a pot roast in the slow cooker and it actually worked in their favor because she could immediately picture it as their home. Cute!

Knowing how to list your home while living in it is a logistical circus, but with a little planning (and a lot of wipes), you can absolutely survive it. And maybe even sell your house faster because it still feels like a home.
